1. Be Aware of Your Surroundings

Always look for potential warning signs before entering a property. For example, if you hear arguing, you might be walking into a domestic dispute that could become violent.

Don’t go inside if you see an unsecured barking dog or other vicious animals. Look for an escape route immediately upon entering in case you need to make a quick getaway.

2. Let Coworkers Know Where You Are

Inform someone on your staff whenever you’re about to show a property or respond to a tenant inquiry in person. If you’re uneasy about a situation, arrange to have a coworker call you on your mobile phone at a designated time to check up on you. You can even create a secret text code you can send if you encounter trouble.

3. Don Appropriate Footwear

If a situation turns dangerous, you might need to make a run for it. Wearing high heels or dress shoes will make running difficult, if not impossible. On the other hand, flat shoes with rubber soles can increase the odds of a speedy escape. Enclosed footwear will also protect you against hazards such as nails, toys and insects while you’re walking through the property.

4. Install Security Cameras

Place security cameras in areas where you frequently interact with current and prospective tenants. Examples include a rental office or model homes or apartments. Visible surveillance cameras will deter criminals and allow other staff members to keep an eye on the unit while you’re inside. You can also use the footage to help law enforcement apprehend a perpetrator if a crime occurs.

5. Consider Using Personal Safety Apps

As a property manager, you’re probably on call around the clock — which means you likely don’t go anywhere without your smartphone. You can use your phone as a valuable safety tool by downloading a personal security app such as Help Me, BEWARE or Red Panic Button. Use these apps to alert designated contacts whenever you believe you’re in a compromising situation.
